Location, location, location - This 1950s bungalow has one of the most popular locations in all of Cobourg and it has a south facing lot. It's located in the heart of "Corktown", the oldest part of Cobourg where the earliest Irish settlers first built their homes. It's only a block from Cobourg's famous beach and Victoria Park and within easy walking distance of almost all of Cobourg's other downtown amenities. With its great location and the relatively large size of the properties in this part of town, the whole neighbourhood has been undergoing a renaissance in recent years. This particular property offers some of the best potential for improvement to appear on the market recently.
The house started out as a 2 bedroom bungalow. It's considerably larger than it appears from the outside with spacious and elegant rooms. The living room is over 22' x 13'8' for example. The dining room is 14' x 11' and the master bedroom is 13'10" x 13'. There is hardwood throughout most of the main level and the walls are plaster. At some point in the past a half storey was added in a rear facing dormer which contains three bedrooms and a two-piece bathroom.
Over the years, the house has suffered from deferred maintenance and is now at the point where some work is needed although the dormer area has been recently recarpeted and largely redrywalled. The basement is high and the poured concrete walls are very sound. Part of the basement was finished some years ago, but now needs attention.
If you believe that location and potential are the most important factors in choosing a new home then you simply can't go wrong with this property. The potential is almost unlimited and the house offers much to work with. This is one of those opportunities that presents that presents itself only every so often.
