There are only a few waterfront homes in Cobourg and this custom-build from the 1960's is one of the best. The house was built by its current owner who was one of Cobourg's prominent builder/contractors until his retirement and this is the first time it has been offered for sale.
The house has one of the most thoughful and pleasing floorplans I have yet seen. There is a spacious entry foyer which opens to the great room, with views of the lake, a vaulted ceiling and woodburning fireplace. This is the heart of the home. To the right of the foyer is the good sized formal dining room. The four bedrooms are all located in a separate wing to the left of the great room. This arrangement affords a high degree of separation and privacy. The roomy master bedroom is located on the lake side with great water views. Whle this floorplan would work extremely well for a modern family just as it is, the floorplan also reveals how easy it would be to eliminate the existing laundry room and office and open up the kitchen to this area, creating a spacious open concept kitchen and family room.
The basement level is largely unfinished. The heating system is gas fired hot water and features an almost new high efficiency boiler. There is a two-car attached garage with direct access to the house. While this property has town water, it is not on town sewers and is served by a septic system. The system is a sophisticated one with two separate tanks and two weeping beds.
There are many custom details throughout the house, including large doorways (the front door is 42" wide for example), plenty of closet space, exquisite vaulted and panelled ceiling etc. etc. While this home is superb in its concept and execution, it would nevertheless benefit from a "facelift" to make it really shine.
